Remodeling in the Valley has its own considerations. Heat, sun exposure, stucco, block construction and municipal rules that differ from city to city all shape what is sensible and what is possible.

Before you call anyone

Write down what is not working about the house, room by room. Separate the things that genuinely bother you from the things you have read you should want. Set a number you are comfortable with and decide what you would cut first if you had to.

Choosing who does the work

Confirm the ROC licence, bonding and insurance. Ask who will actually be on site and who your point of contact is. Ask to see finished work in your own area rather than a portfolio from anywhere.

Design and selections

Get the layout resolved before choosing finishes. Ask for 3D drawings if the change is significant, because plans are hard to read and expensive to misunderstand. Choose materials in the light the room actually gets.

The Arizona details

Ask how the plan handles west-facing glass, whether insulation is being addressed while walls are open, and whether the HVAC has the capacity for the space you are adding. If you are considering a casita or an addition, setbacks, lot coverage and city rules on accessory dwellings need checking before design, not after.

Permits and inspections

Structural changes, additions and mechanical work require permits. Confirm in writing that your contractor is pulling them, and expect inspection dates to sit in the schedule.

During the build

Agree how you will be updated and how often. Keep a running list rather than raising things one at a time. Approve change orders in writing.

Before final payment

Walk every room. Check that appliances and fixtures work, that doors and drawers align, and that paint and caulking are finished properly. Collect your warranty documents and manuals.
